How are the building codes there for windows and insulation? When I built in Dallas, I learned that these houses are energy sieves because of the lax requirements. If they applied the same codes as up north, we’d have incredibly efficient homes. As it is, we waste so much electricity heating and cooling.

I like the section on the left, and the garage. Not sure about the main house though. I feel like I’d rather have interior space than balconies, and the plain gray wall surface seems boring and low quality.

Man, I love the design of houses like this. Maybe cut down on the balconies, but... damn.

So true. I really do love the way these homes utilize most of the space though. Every time I’m up on a roof I think “this is the best view in the whole house, pity no one else will ever see it”. This style has a decent percentage of rooftop decks so it’s a win in my view, even if some of the windows are a pain to get to...

The national building code is updated every two or three years. It breaks down requirements by climate region and each has different specifications for minimum insulation requirements and quality of window. Regional (state, county, city) codes may exceed the minimum spec set by the national code.

I wonder if this one has a finished rooftop area - which would be the plus of a flat roof design, rather than the faux-edgy modernity that locals think they’ve acquired.

I’ll be positibe - the balconies are nice,and the windows not being white vinyl sliders with prairie muntins is refreshing, even if it looks onto a hopefully stable hillside packed with other overpriced boxes selling to a few lucky people and a few who you don’t want to know about.

I’m guessing no for this one unfortunately. Couldn’t agree more on the windows, recently saw a client ditch her vinyl windows, wonky shades and blinds, and put in fancy electrochromatic glass. Instantly made the place look so much better, from in and outside.

I would imagine at this rate four story versions of these homes will start being A Thing. I’ve been in a few already.... Just thinking about all those stairs makes my knee hurt.

I have funded any in at least 10 years. My FIL is building one off Sand Point now though but the only reason it’s single story is because the owners are older (70+) and because of height restrictions.

One of the houses I’ve been in that I like most was a 4-bedroom, 4-story townhouse in Warsaw. First floor had garage, laundry (I would have put that upstairs somewhere), and a den. Second floor was kitchen, dining, and living rooms. Third and fourth floors were the bedrooms. All connected with a nice staircase circling around a bright open space going the height of the building (I think it had a skylight?). Very comfortable if your legs were in good shape.

Of course my parent’s place is three stories, but with a basement, and my legs are always a bit sore on the second or third day I visit from going up and down all the time.

It’s tight, but I greatly prefer not to have front facing garages, they really aren’t that attractive, and tend to dominate the design. Would definitely be better if there were room for a turn around so you could easily back in, as is I might just back in from the street.

Windows are expensive, best to do them right to start with. But at the same time, I see old houses with original windows, and prefer them that way - even houses into the 50s and 60s. Maybe an exception for quality European style windows, which won’t look anachronistic like vinyl. The wrong windows on a house are like odd wheels on a car. I know some areas in southern California have rules against window replacement, for “character”.

4 stories, will be regretted when people are older. Maybe they’ll have small elevators.

The garage door placement is bad, otherwise I like it. The exterior finishes don’t clash like they usually do when wood is combined with brick and other wood things.

Texas is king of “IDGAF” when it comes to building standards. A relative has some land outside Bastrop and the only local requirement was a new septic leech field. No structural engineering whatsoever. That climate region has insane minimums for insulation too, despite summer temps in triple digits.

I like modern architecture, so I like the aesthetics here. Three stories though...eeek.

I won’t be searching for a bigger house any time soon, but when I do I strongly prefer single story.

Unless it’s a two story with the master on the lower floor and only the guest beds/baths on the upper floors. That is an acceptable compromise.

Parking seems tight (the garage require a sharp turn to get in but it does yield two visitor space). I will guess Pacific Northwest for the location. I do love the style.

A very high percentage (70%+) of new homes built in the southwest and many (maybe 10-15%) where i live in the northeast are single story.

I have family that retired to florida, and their comment was hire an inspector from another county, and if serious hire another one, due to the “good ole boy” network of good enough. houses with no insulation and half assed, despite as you said running AC 5 months a year

I was just talking about the legal but insufficient insulation standards. You bring up another, darker problem. Nothing more s more important in the home buying process than the inspection for the reasons you mention.
